Management Services
Our primary step in management services would include a physical inspection of the property, and a complete property profile. This would cover taking digital pictures of the property as well as a property inventory and inspection. (This allows us to have a quick reference when repairs are needed).
Our program is normally contracted for a twelve (12) month period, but it can be tailored to brief periods, as short as three months, to cover a particular requirement for short-term management.
Full-time management offers the same benefits as our Leasing Services with the addition of the following (this is by no means a complete list of the services our company offers):
Everything contained in our leasing services - Arranging for and supervising any pre-rental work that may be required
- Enforcing all tenant responsibilities, as detailed in the Rental Agreement
- Supply all documents necessary to meet Colorado Landlord/Tenant Laws
- Pay authorized bills
- Send rent collections through ACH (direct deposit) payments when requested
- Fully computerized and detailed monthly statements accounting for all income and disbursements
- Year-end financials and owner 1099 preparation
- We conduct quality control inspections on all of our properties
- Issue work orders
- Supervise maintenance and repairs
- Conduct move in and move out property inspections
- Handle tenant problems
- Properly document and notify owners of tenant issues and maintenance requests in a timely manner.

Our management services can be personalized to meet the property owner's needs.
We have no set-up fees no matter the size and type of the property and offer free consultation.
Our monthly management fee is a percentage of the gross monthly rent, with no hidden fees. Leasing Services Our leasing fee is a percentage of the first month's rent, and would cover the following: - Inspect the property, and discuss ideas on how to enhance its appeal.
- Set a fair market rent to be competitive.
- Place the property on our website with a full description and digital pictures.
- Place a professional "For Rent" sign on the property.
- Advertise as may be needed in local newspaper mediums.
- Advertise the property on national and local websites.
- Show the property with Onsite Leasing Staff
- Screen and qualify prospective tenants.
- Prepare lease documents and review them with the tenant.
- Provide the owner with the security deposit and initial rental funds.
The property is now included in the active tenant files for ongoing management services. |
